Roof coatings and sealing in Las Vegas
Elastomeric, silicone and reflective coatings for low-slope and foam roofs.
Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.
A roof coating is a liquid applied membrane rolled or sprayed over an existing low-slope roof. On the right roof it extends service life, seals minor defects, and reflects a significant portion of the solar load that would otherwise be driven into the building.
On the wrong roof it is an expensive way to postpone a conversation. Coating is not a substitute for replacement when the membrane below is failing, the insulation is saturated or the deck has gone, and the honest version of this service involves a contractor telling you which situation you are in.

What a coating does well here
In a climate defined by solar load rather than rainfall, coatings earn their place for reasons that are specific to this valley:
- Reflecting solar radiation, lowering roof surface temperature and the heat driven into the building below
- Sealing the small seam and fastener defects that let monsoon water in
- Protecting sprayed polyurethane foam from ultraviolet degradation, which is a required maintenance item on foam roofs rather than an upgrade
- Adding a renewable wear layer that can be recoated later rather than replaced
- Extending the usable life of a sound but ageing membrane
When coating is the wrong answer
Coating over saturated insulation seals the water in. Coating over a ponding area does not fix the drainage that caused it. Coating a membrane that has already failed structurally buys a season or two at best.
A contractor who inspects the roof, checks for trapped moisture and tells you the roof needs replacing rather than coating is giving you the more valuable answer, even though it is the more expensive one.
Preparation decides the outcome
Coating failures are overwhelmingly preparation failures. The surface has to be genuinely clean, dry and sound, defects repaired first, and the right primer used for the substrate.
A quote should be explicit about cleaning and preparation, which defects are being repaired before coating, the product and the number of coats, the dry film thickness being achieved, and the warranty on the system. A coating job priced well below the others usually differs in exactly those places.
Who actually does the work
An independent roofing contractor, working under their own Nevada licence and insurance, not Best Vegas Roofer. They inspect your roof, quote you directly, and warrant their own work. Roofing in Nevada falls under contractor licence classification C-15, Roofing and Siding, issued by the Nevada State Contractors Board. (Nevada State Contractors Board, License Classifications)
Before work starts, check them yourself. The Nevada State Contractors Board publishes a free public licence search, so you can confirm a contractor is licensed, check the classification they hold and see their licence status before any work starts. Frequently asked questions
How long does a roof coating last?
It depends heavily on the product, the thickness applied, the preparation and the roof underneath. It is a renewable wear layer rather than a permanent fix, and the contractor should tell you the expected recoat interval for the system they are proposing.
Will a reflective coating lower my cooling bill?
Reducing roof surface temperature reduces heat driven into the building, and that effect is largest on a low-slope roof with the conditioned space directly beneath. How much it shows on a bill depends on your insulation, ducting and how the building is used.
My foam roof was coated years ago. Does it need doing again?
Very likely. The coating on a foam roof is a maintenance item with a finite life, and once it wears through the foam beneath starts degrading under ultraviolet light. Getting it inspected is worthwhile if you cannot remember the last time.
Can a coating fix an active leak?
It can seal minor defects, but it is not a diagnostic. If the roof is leaking, the leak should be found and repaired first. Coating over an unresolved leak traps the water and hides the evidence.
