Roof replacement in Las Vegas and Clark County
Full tear-off and replacement on tile, shingle, flat and metal roofs.
Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.
Replacing a roof is one of the larger single purchases a homeowner makes, and it is bought under time pressure by people who have never bought one before. That combination is why the spread between a good outcome and a bad one is so wide.
We connect you with independent roofing contractors who quote the work directly to you. We do not perform the work, we do not mark up the price, and we would rather you took three quotes and compared them properly than accepted the first one because we sent them.

What a replacement quote should actually itemise
Two quotes for "a new roof" can differ by thousands and be describing genuinely different jobs. A quote worth comparing should be explicit about all of these:
- Tear-off of the existing covering and disposal, or whether an overlay is proposed instead
- Deck inspection, and the rate for replacing damaged sheathing found underneath
- The underlayment specified, by product and weight, since this is the actual waterproofing layer
- The roof covering, by manufacturer, product line and colour
- All flashing, drip edge, valley metal and pipe boots, replaced rather than reused
- Ventilation work, which is frequently where a cheap quote quietly saves money
- Permit costs and who is pulling the permit
- The workmanship warranty term and the manufacturer material warranty, in writing
- Cleanup, magnetic nail sweep and skip or dumpster placement
The deck is the part nobody quotes accurately
Until the old covering comes off, nobody knows what the sheathing underneath looks like. A quote that promises a fixed total with no allowance for deck repair is either optimistic or is going to become a change order on day two.
What a good quote does instead is state a per-sheet or per-square-foot rate for replacing damaged decking, so if the crew finds rot or delamination you already know the price. Ask for that rate before you sign, not after.
Overlay versus tear-off
Laying new shingles over an existing layer is cheaper and faster. It also traps the existing heat load, adds weight, hides whatever is wrong with the deck, and shortens the life of the new covering. Some manufacturers limit their warranty over an overlay.
In a climate that punishes roofs with heat, the case for a full tear-off is stronger here than in most of the country. If an overlay is proposed, ask why, ask what it does to the warranty, and ask what happens to the deck inspection.
Permits, because in Clark County it depends on your roof
This catches people out: the permit question in Clark County turns partly on what your roof is made of. Tile reroofs are treated differently from other coverings, and any job touching structure or significant sheathing changes the answer again.
Jurisdictions across the valley set their own rules too, so an answer that is right in Henderson may be wrong in unincorporated Clark County. The contractor should know this and should be pulling the permit where one is required. If a contractor suggests skipping it, that is a meaningful warning sign.
Who actually does the work
An independent roofing contractor, working under their own Nevada licence and insurance, not Best Vegas Roofer. They inspect your roof, quote you directly, and warrant their own work. Roofing in Nevada falls under contractor licence classification C-15, Roofing and Siding, issued by the Nevada State Contractors Board. (Nevada State Contractors Board, License Classifications)
Before work starts, check them yourself. The Nevada State Contractors Board publishes a free public licence search, so you can confirm a contractor is licensed, check the classification they hold and see their licence status before any work starts. Frequently asked questions
How long does a roof replacement take?
A straightforward asphalt shingle roof on an average valley home is often a few days. Tile takes longer, and anything with significant deck repair, complex rooflines or permit inspections takes longer still. Summer heat also shortens the safe working day, which contractors schedule around.
Do I need to move out?
Almost never. It is loud, there is debris, and you will want cars out of the driveway, but the house stays liveable. Ask about protecting anything stored in the attic, because tear-off drops a lot of dust through the decking.
What is a fair price for a new roof in Las Vegas?
Published third party market ranges for Las Vegas put a replacement roughly between $5,900 and $13,366, with tile higher, but the spread is enormous for good reasons: pitch, layers, deck condition, access and material. Those are not our prices and not a quote. Get the contractor who inspects your roof to price it, and get more than one.
How many quotes should I get?
At least two, ideally three. Not purely for the price: reading three scopes side by side is the fastest way to spot the one that quietly omits the underlayment upgrade, the flashing replacement or the ventilation work.
