Decisions worth making deliberately
On a new installation you get to choose things a replacement inherits. These are the ones that matter most in this climate:
- Roof covering and its rated performance under sustained high heat and ultraviolet exposure
- Colour and solar reflectance, which affects attic temperature and cooling load through a long summer
- Underlayment specification, including whether a high temperature rated product is used
- Ventilation design: intake at the eaves and exhaust high on the roof, sized to the attic volume

Matching an existing roof, or deliberately not

Do I need a permit for a new detached structure roof?
Usually yes, and generally a broader permit than the roof alone, since new structures involve structural review. The requirements differ across valley jurisdictions, so confirm with the building department that serves your address.
Can the roof be installed while the rest of the build continues?
Typically yes, and getting a structure dried in early protects everything underneath it. Sequencing is between you, your general contractor and the roofing contractor.
Should I plan for solar now even if I am not installing it yet?
It is worth raising. Mounting solar later means penetrating a new roof, and a contractor who knows solar is planned can specify accordingly. It is a much cheaper conversation now than in three years.
Is a lighter colour actually worth it here?
Reflectance affects how much heat the roof assembly takes on, which matters more in this climate than in most. Ask the contractor what the options are for the covering you have chosen, including whether a cool roof rated product is available in it.
