Roofers in North Las Vegas, NV
A city of two halves: ageing older stock and a wave of tile roofs now hitting 20 years.
Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.
North Las Vegas splits cleanly into two roofing markets. The older core has decades-old housing with shingle and low-slope roofs that have long since passed their original service life. The northern growth areas are full of homes built through the late 1990s and 2000s boom, and those tile roofs are now arriving at the age where underlayment becomes the conversation.
We connect you with an independent roofing contractor covering North Las Vegas who works on the type of roof you actually have.
Who issues a roofing permit in North Las Vegas
City of North Las Vegas Building Safety DivisionNorth Las Vegas is its own incorporated city with its own building department, separate from both the City of Las Vegas and unincorporated Clark County. Permits for a North Las Vegas address go through the city, not the county.
The boom-era tile roofs are coming due
An enormous number of North Las Vegas homes went up in a compressed window during the growth years, which means a large share of the city’s roofs are the same age at the same time.
On a tile roof that matters, because the tile will still look fine while the underlayment underneath reaches the end of its life. The common outcome is a roof that is visually immaculate and starts leaking anyway, which surprises owners who have been judging the roof by the tile.
Older North Las Vegas stock
Closer to the original core, the housing is older and the roofs are more often shingle or low-slope, frequently with additions, patio covers and carports that were roofed separately and at different times.
Those mixed-age roofs are where leaks tend to appear at the junctions: where an addition meets the original house, and where a low-slope patio roof ties into a pitched one.
The climate every North Las Vegas roof is working in
- The July average high in Las Vegas is 104.2 degrees Fahrenheit. A dark roof surface in that air runs far hotter still, which is the load that ages a roof here. (NOAA NCEI US Climate Normals, Las Vegas station USW00023169)
- Las Vegas has a normal annual precipitation of just 4.19 inches, which makes it one of the driest cities in the United States. (NOAA NCEI US Climate Normals, Las Vegas station USW00023169)
- July, August and September together bring 0.98 inches of that total, so close to a quarter of the entire year of rain arrives in the three monsoon months, usually in a handful of short violent storms rather than steady rainfall. (NOAA NCEI US Climate Normals, Las Vegas station USW00023169)

Roofers in Las VegasNorth Las Vegas roofing questions
Does North Las Vegas issue its own roofing permits?
Yes. North Las Vegas is an incorporated city with its own building department, so permits go through the city rather than through Clark County. Your contractor should be pulling the permit where one is required.
My tile roof looks perfect. Why would it need work?
Because on a tile roof the waterproofing is the underlayment underneath, not the tile, and it has a shorter life. Boom-era North Las Vegas tile roofs are at exactly the age where that becomes the issue.
Can the existing tile be reused?
Frequently yes. Lifting, stacking and relaying the original tile over new underlayment costs considerably less than buying new tile, and it is a well established approach in the valley.
