Roof leak repair in Las Vegas

Tracing a leak to its real entry point rather than sealing the nearest visible thing.

Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.

A roof leak is one of the few home problems that gets dramatically more expensive the longer it is left. The water itself is cheap to stop. The saturated insulation, ruined drywall, stained ceilings and mould growth behind them are not.

In a climate as dry as this one, leaks also hide. A roof can leak for two or three monsoon storms before anything shows on a ceiling, because the water evaporates out of the attic between events. By the time you see a stain, the entry point has usually been open for a while.

Signs of a leak before the ceiling stains

These are the early indicators worth acting on, and most of them are visible from inside without going anywhere near the roof:

  • A faint musty smell in one room, a hallway or a closet, particularly after rain
  • Paint or drywall texture that has bubbled, cracked or gone slightly soft in one spot
  • Insulation in the attic that looks flattened, darkened or compacted in a patch
  • Rust or water tracks on the underside of roof decking or on nail points, visible with a torch from the attic hatch
  • A ceiling stain that reappears after being painted over
  • Daylight visible through the roof decking from inside the attic
  • Dark streaking on an exterior wall below the roof line

Why finding a leak is a skill, not a glance

Water travels. It enters at one point, runs down the slope of the decking, follows a rafter sideways, crosses the top of the ceiling and drips wherever the first low point is. On a low-slope roof it can travel further still, and on a tile roof the entry point can be high on the slope with the interior damage well below it.

A proper leak diagnosis means correlating what is visible on the roof with what is visible in the attic, checking every penetration rather than the nearest one, and in stubborn cases running controlled water over sections of the roof to reproduce it.

Sealing the thing nearest the stain is the most common failed repair in the trade. It costs money, it appears to work through the dry months, and it fails again at the first real storm.

Where Las Vegas leaks usually come from

Penetrations, not open fields of roofing. Anything that pokes through the roof is a joint, and every joint is a candidate: plumbing vent boots, bathroom and kitchen exhaust vents, evaporative cooler and air conditioning curbs, skylights, chimneys, satellite dish mounts and solar panel standoffs.

Wall and parapet flashings are the next most common source, especially where a flat roof section meets a vertical wall. Then valleys, then the field of the roof itself, which is usually the last thing to fail rather than the first.

Who actually does the work

An independent roofing contractor, working under their own Nevada licence and insurance, not Best Vegas Roofer. They inspect your roof, quote you directly, and warrant their own work. Roofing in Nevada falls under contractor licence classification C-15, Roofing and Siding, issued by the Nevada State Contractors Board. (Nevada State Contractors Board, License Classifications)

Before work starts, check them yourself. The Nevada State Contractors Board publishes a free public licence search, so you can confirm a contractor is licensed, check the classification they hold and see their licence status before any work starts. Frequently asked questions

My ceiling stain is dry now. Is the leak fixed?

Almost certainly not. In this climate a leak dries out completely between storms, which is why so many valley leaks get ignored for a year. A stain that dried on its own is a leak that has not rained on recently.

Can I just paint over the stain?

You can, and it will come back. The stain is the symptom. Painting it hides the one piece of evidence you have about where the water is going, which makes the eventual diagnosis harder.

Should I go into the attic to look?

Looking from a properly supported attic hatch or walkway with a torch is reasonable and often useful. Walking around on ceiling joists or insulation is not: it is an easy way to put a leg through a ceiling, and attic temperatures in a Las Vegas summer are genuinely dangerous.

How much does leak repair cost?

It depends entirely on the cause and what the water has already damaged. A perished pipe boot is a modest repair. A leak that has been running for two seasons into saturated decking is a different job. Only the contractor who inspects it can price it, and any figures on this site are published third party market ranges, not quotes.
