Roof repair in Las Vegas and Clark County

Targeted repairs to tile, shingle, flat and metal roofs, by independent local contractors.

Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.

Not every failing roof needs replacing. A great many valley roofs that look finished from the ground are structurally sound with three or four failure points: a cracked pipe boot, a length of lifted flashing, a slipped tile, a seam that has opened up. Repaired properly, those roofs go on for years.

The job is telling the difference honestly. We connect you with an independent roofing contractor who inspects the roof, tells you which category you are in, and quotes the repair. If a roof genuinely is past repair they should be able to show you why, not just assert it.

What actually fails on a Las Vegas roof

Roofs here rarely fail from rot or ice. They fail from heat, ultraviolet light and the sudden stress of a monsoon storm hitting brittle material. The usual suspects:

  • Pipe boots and vent collars, where the rubber perishes, cracks and opens a direct path into the attic
  • Flashing at walls, chimneys and skylights, where sealant has dried out and lifted
  • Cracked, slipped or broken concrete tiles, often from foot traffic or wind
  • Underlayment failure beneath otherwise intact tile, which is the real waterproofing layer on a tile roof
  • Blistered, cracked or ponding areas on flat and low-slope sections
  • Shingles that have lost their granules, curled at the edges or gone brittle enough to snap
  • Open or shrunken seams on rolled and modified bitumen roofs
  • Failed mastic and sealant around anything penetrating the roof surface

Repair or replace: how an honest contractor decides

The questions that settle it are the age of the roof, whether the failures are isolated or spread across the whole surface, the condition of the underlayment rather than just the covering, and whether the decking underneath is still sound.

A roof with three discrete failures and 10 years of service life left is a repair. A roof where the underlayment has reached the end of its life across the whole slope is a replacement, because patching one section just moves the next leak somewhere else.

If you are told a roof needs full replacement, it is entirely reasonable to ask for photographs of the specific conditions driving that recommendation, and to get a second opinion. A contractor confident in their assessment will not mind.

Why the leak is rarely above the stain

Water entering a roof runs along the underside of the decking, down rafters and across the top of a ceiling before it finds a low point and drips. The stain on your ceiling can be several feet from the actual entry point, and on a tile roof it can be further still.

This is why "just seal around the stain" is not a repair, and why a proper diagnosis involves getting into the attic where one is accessible, not only looking at the roof surface.

Who actually does the work

An independent roofing contractor, working under their own Nevada licence and insurance, not Best Vegas Roofer. They inspect your roof, quote you directly, and warrant their own work. Roofing in Nevada falls under contractor licence classification C-15, Roofing and Siding, issued by the Nevada State Contractors Board. (Nevada State Contractors Board, License Classifications)

Before work starts, check them yourself. The Nevada State Contractors Board publishes a free public licence search, so you can confirm a contractor is licensed, check the classification they hold and see their licence status before any work starts. Frequently asked questions

Can a single cracked tile really cause a leak?

Yes, though often not immediately. On a tile roof the tile is largely a shield and the underlayment beneath is the waterproofing. A broken tile exposes that underlayment to direct sun, which degrades it far faster, and the leak shows up a season or two later.

How long does a typical repair take?

Many targeted repairs, a pipe boot, some flashing, a handful of tiles, are a few hours of work. Anything involving deck replacement or a large flat roof section takes longer. The contractor who inspects it can give you a realistic timeframe.

Will a repair match the rest of my roof?

Not always exactly. Tile and shingle colours fade under Mojave sun, so new material rarely matches a 15 year old roof perfectly. Ask the contractor what they can source before work starts if appearance matters to you.

Do I need a permit for a roof repair?

It depends on the scope and on which jurisdiction you are in. Clark County exempts some roof covering replacement from permits, but not tile, and not where structural components or significant sheathing are involved. Confirm with the building department serving your address.
