Flat and low-slope roofing in Las Vegas

Foam, modified bitumen, single ply and built-up low-slope roofs.

Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.

Flat and low-slope roofs are common across the valley: mid-century homes, additions, patio structures, garages, casitas and most small commercial buildings. They fail differently from pitched roofs and they are frequently misdiagnosed by people who mostly work on pitched ones.

A pitched roof sheds water by geometry. A low-slope roof holds it, so it relies entirely on the membrane being continuous and the drainage working. When a low-slope roof fails, it is usually at a seam, a penetration or a spot where water stopped moving.

What goes wrong on a low-slope roof here

The failure modes are specific and mostly visible to someone who knows what they are looking at:

  • Ponding water that remains more than a day or two after rain, which is a drainage fault rather than a membrane fault
  • Blistering, where trapped moisture or vapour expands under the membrane in the heat and lifts it
  • Open or shrunken seams and laps, the single most common entry point on rolled and modified bitumen roofs
  • Alligatoring and crazing on built-up and coated roofs as the surface dries and cracks under ultraviolet exposure
  • Punctures from foot traffic, dropped tools and air conditioning service work
  • Failed flashing where the roof meets a parapet wall, which is where flat roofs meet buildings
  • Blocked scuppers, drains and overflow outlets, often with wind-blown debris after a storm
  • On sprayed polyurethane foam, ultraviolet degradation of the protective coating exposing the foam beneath

Ponding is the one to take seriously

A low-slope roof is designed to drain, not to hold water. Standing water adds weight, accelerates membrane degradation, and finds any weakness in a seam given enough time. In this climate it also evaporates and leaves behind concentrated debris and mineral deposits that hold moisture longer next time.

Persistent ponding usually means a drainage problem: a blocked outlet, a sagging deck, or insufficient slope built in originally. Coating over the top of a ponding area without fixing the drainage is treating the symptom.

Foam roofs and their coating

Sprayed polyurethane foam is widely used on valley flat roofs and performs well, with the important caveat that the foam itself is not ultraviolet stable. It relies on a protective coating, and that coating is a maintenance item with a finite life.

A foam roof whose coating has been allowed to wear through will start degrading the foam underneath, and that is a much more expensive problem than recoating on schedule. If you have a foam roof, knowing when it was last coated is genuinely useful information.

Who actually does the work

An independent roofing contractor, working under their own Nevada licence and insurance, not Best Vegas Roofer. They inspect your roof, quote you directly, and warrant their own work. Roofing in Nevada falls under contractor licence classification C-15, Roofing and Siding, issued by the Nevada State Contractors Board. (Nevada State Contractors Board, License Classifications)

Before work starts, check them yourself. The Nevada State Contractors Board publishes a free public licence search, so you can confirm a contractor is licensed, check the classification they hold and see their licence status before any work starts. Frequently asked questions

How flat is a "flat" roof really?

Almost none are truly flat. They are built with a slight slope to move water toward drains or scuppers. When people say a flat roof is ponding, what has usually happened is that the built-in slope has been lost or the drainage has blocked.

Can a flat roof just be coated instead of replaced?

Sometimes, and it can be a genuinely good option when the underlying membrane and deck are sound. It is not a fix for saturated insulation, a failing deck or a drainage fault. A contractor should be able to tell you which situation you are in, and why.

Why does my flat roof leak only sometimes?

Because low-slope leaks are often driven by water volume and standing time rather than by rain alone. A light shower drains away. A monsoon cell that dumps half an inch in twenty minutes overwhelms a blocked scupper and finds the seam.

Is my patio cover roof the same thing?

Often structurally similar, yes, and it fails the same ways. Patio and carport roofs are also frequently the least maintained roof on a property, because nobody thinks of them as a roof until they leak onto the furniture.
