Metal roofing in Las Vegas
Standing seam and exposed fastener panel systems, repair and installation.
Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.
Metal roofing suits this climate well. It does not lose granules, it does not curl, it is unaffected by ultraviolet light in the way asphalt is, it sheds monsoon rain quickly, and reflective finishes can meaningfully reduce the heat the roof assembly takes on.
The trade-offs are cost, the fact that installation quality matters more than on almost any other roof type, and that a metal roof installed badly leaks at exactly the points that were supposed to be its advantage.

Standing seam versus exposed fastener
Standing seam systems conceal their fasteners under raised seams, so there are no penetrations through the flat of the panel. They cost more and they are the better system in a climate with large daily temperature swings, because the panels can move.
Exposed fastener panels are screwed directly through the face with a rubber washer under each head. They are cheaper and faster, and every one of those washers is a maintenance item that eventually perishes under ultraviolet exposure. On a Las Vegas roof, that is the failure mode to expect.
Thermal movement is the whole design problem
Metal expands and contracts considerably, and this valley delivers large swings between a 104 degree afternoon and a cool night, every day, for months. A metal roof has to be detailed to allow that movement.
This is why installation quality dominates. Panels fastened in a way that fights thermal movement will elongate their fastener holes, back screws out, and open seams. A good metal roof installation lasts decades. A poorly detailed one starts leaking in a few years and is expensive to put right.
What to ask before committing
Metal is a long-term purchase, so it is worth interrogating the specification:
- Which system: standing seam, or exposed fastener panel
- Panel gauge, substrate and the finish or coating system, with its warranty
- How thermal movement is accommodated at the panels, seams and terminations
- How penetrations, valleys and wall terminations are flashed
- What sits under the panels: underlayment specification and any thermal or acoustic layer
- Whether the contractor has installed this specific system before, and where
Who actually does the work
An independent roofing contractor, working under their own Nevada licence and insurance, not Best Vegas Roofer. They inspect your roof, quote you directly, and warrant their own work. Roofing in Nevada falls under contractor licence classification C-15, Roofing and Siding, issued by the Nevada State Contractors Board. (Nevada State Contractors Board, License Classifications)
Before work starts, check them yourself. The Nevada State Contractors Board publishes a free public licence search, so you can confirm a contractor is licensed, check the classification they hold and see their licence status before any work starts. Frequently asked questions
Is a metal roof loud in the rain?
Far less than people expect, because it is installed over decking and underlayment rather than over open framing. In a city averaging just over four inches of rain a year, it is also a question with limited practical exposure.
Will a metal roof make my house hotter?
Generally the opposite. Reflective and cool roof rated metal finishes reject a significant share of solar radiation rather than absorbing it, which is why metal is used widely in hot climates.
Does metal attract lightning?
No. Metal roofing does not increase the likelihood of a strike, and being conductive and non-combustible it is not considered a fire risk in that scenario.
What does a metal roof cost here?
Published third party market ranges put metal roofs roughly between $5,700 and $25,000 installed, which is wide because profile, gauge, finish and roof complexity all move it substantially. Those figures are not our prices and not a quote.
