Tile or shingle in Las Vegas: an honest comparison
Cost, lifespan, weight and heat, compared without a thumb on the scale.
These are the two coverings most valley homeowners are choosing between, and most of the comparisons you will find are written by someone who sells one of them. We sell neither, because we do not sell roofing at all.
The honest summary: tile lasts longer and handles this climate better, shingle costs less up front and is easier to repair, and the right answer depends on your structure, your budget and how long you intend to own the house.
Cost, from published ranges
Published third party market ranges, which are not our prices and not a quote:
- Asphalt shingle roofs are published at roughly $5,800 to $20,000 installed. (Angi, roof replacement cost by material, 2026 data)
- Tile roofs, which are common across the Las Vegas valley, are published at roughly $8,500 to $26,400 installed. (Angi, roof replacement cost by material, 2026 data)
How each one handles the Mojave
Concrete tile is essentially inert under ultraviolet exposure. It does not lose granules, it does not curl, it does not go brittle, and the tiles themselves routinely outlast the roof assembly they belong to. It also creates an air gap above the deck that helps with heat.
Asphalt shingle ages primarily through heat and ultraviolet light, which is exactly what this valley delivers in quantity. It works, it is widely used here, and it simply has a harder time of it than it would in a milder climate.
On climate performance alone, tile wins. That is not the whole decision.
The catch with tile that nobody mentions
On a tile roof the waterproofing is the underlayment underneath, not the tile, and underlayment has a much shorter life than tile does. So a tile roof does need work within its life, it is just that the work is a lift and relay rather than a replacement.
A lift and relay means lifting and stacking the existing tile, stripping and replacing the underlayment, then relaying the same tile. It is labour intensive but it reuses the expensive component, which makes it considerably cheaper than a full new tile roof.
Budget for that, and tile stops looking like a permanent purchase and starts looking like what it is: a very long lived covering over a layer that needs renewing.
Weight, which can decide it for you
Concrete tile is heavy, substantially heavier than asphalt shingle. A house framed for shingle cannot simply take tile without the structure being assessed and, in some cases, reinforced.
If you are on a shingle roof and want tile, this is the first question to ask, before colour, before cost. If the structure will not take it, stone-coated metal gives a similar look at far lower weight.
Repair and maintenance differences
Shingle is easier and cheaper to repair, and matching is straightforward in the early years though colour fade makes it harder later. Damage is usually visible.
Tile repairs are more specialised. Individual tiles crack and slip and can be replaced, but the roof must not be walked casually, and the underlayment condition matters more than the tile condition. Damage can be invisible from the ground for years.
Which to choose
The decision usually comes down to a small number of honest questions:
- How long do you plan to own the house? Tile’s advantage compounds over time and is weakest if you are selling in three years
- Will your structure carry tile without reinforcement?
- What does your HOA permit, and what does the rest of the street look like?
- Can you fund the higher up-front cost, or is the lower entry price the deciding constraint?
- Are you prepared to budget for a lift and relay partway through tile’s life?
- Is appearance a priority, and would stone-coated metal satisfy it at lower weight?

Is tile always better in Las Vegas?
It handles the climate better and lasts longer, but it costs more, weighs considerably more and still needs its underlayment renewed within its life. Better depends on your structure, your budget and your timeframe.
Can I switch from shingle to tile?
Only if the structure will carry the additional weight, which needs assessing first. Where it will not, stone-coated metal gives a similar appearance at a fraction of the load.
Is a tile roof a permanent roof?
The tile is extremely long lived, but the underlayment beneath it is not, so a lift and relay partway through is normal and should be budgeted for. That is the honest version of "tile lasts 50 years".
Which is better for keeping the house cool?
Tile generally performs better, partly through the material and partly through the air gap it creates above the deck. Attic ventilation matters more than either covering choice, though.
