What a new roof costs in Las Vegas, and why quotes differ so much
Published third party ranges, the real cost drivers, and how to read a quote properly.
This is the question everyone asks first and the one that is hardest to answer honestly, because the truthful reply is that nobody can price your roof without getting on it. What we can do is show you the published market ranges, explain what actually moves the number, and give you the questions that make two quotes comparable.
Every dollar figure on this page is a published market range from a named third party, linked where it appears. They are not our prices, they are not an offer and they are not a quote. Best Vegas Roofer does not set, collect or guarantee any price: the independent contractor who inspects your roof quotes you directly.
The published ranges for Las Vegas
Here is what a widely used third party cost source publishes, with a Las Vegas location selected:
- For Las Vegas specifically, Angi publishes a normal range of roughly $5,900 to $13,366 for a roof replacement, with an average around $9,601. (Angi, roof replacement cost, Las Vegas NV, 2026 data)
- The same source puts roof replacement at roughly $4 to $11 per square foot of roof area, which is the figure worth doing the arithmetic on when you compare two quotes. (Angi, roof replacement cost, 2026 data)
By roofing material
Material is the single largest lever on the total, and the published ranges reflect that:
- Asphalt shingle roofs are published at roughly $5,800 to $20,000 installed. (Angi, roof replacement cost by material, 2026 data)
- Tile roofs, which are common across the Las Vegas valley, are published at roughly $8,500 to $26,400 installed. (Angi, roof replacement cost by material, 2026 data)
- Metal roofs are published at roughly $5,700 to $25,000 installed, a range wide enough that the material and profile you choose matters more than the roof size. (Angi, roof replacement cost by material, 2026 data)
Why every one of those ranges is so wide
- Note how wide every one of those ranges is. That spread is not vagueness, it is the honest answer: pitch, layers, deck condition, access and material drive the number far more than square footage alone. Only the contractor who gets on your roof can price it. (Angi, roof replacement cost, 2026 data)
What actually drives your number
Square footage is the starting point, not the answer. These are the factors that move a quote materially, roughly in order of impact:
- Roof material, which can double the total on its own
- Pitch, because a steep roof is slower and needs more fall protection, and because a steeper roof has more surface area than its floor plan suggests
- Complexity: hips, valleys, dormers, changes of pitch and every penetration are detail work, and detail work is where the hours go
- How many existing layers have to come off and be disposed of
- The condition of the decking underneath, which nobody knows until the covering is off
- Access: whether material can be delivered to the roof and debris removed easily, which is a real cost on steep or terraced lots
- Underlayment specification, including whether a high temperature rated product is used
- Whether all flashing, valley metal and pipe boots are being replaced or reused
- Ventilation work, which is a common quiet omission on a cheaper quote
- Permit costs where one is required
- The workmanship warranty being offered
The deck is the part no quote can be certain about
Until the old covering comes off, nobody knows what the sheathing underneath looks like. A quote that promises a fixed total with no allowance for deck repair is either optimistic or is going to become a change order on the second day.
What a good quote does instead is state a per-sheet or per-square-foot rate for replacing damaged decking. Then if the crew finds a problem, you already know the price rather than negotiating it with your roof open. Ask for that rate before you sign.
How to compare two quotes properly
Two quotes for "a new roof" can differ by thousands and be describing genuinely different jobs. Put them side by side and check each of these appears explicitly in both:
- Tear-off and disposal, or whether an overlay is being proposed instead
- The underlayment, by product and weight, since this is the actual waterproofing layer
- The covering, by manufacturer, product line and colour
- Flashing, drip edge, valley metal and pipe boots: replaced, or reused
- Ventilation: what is being done, not just that it is "included"
- The deck repair rate
- Permit, and who is pulling it
- Workmanship warranty term, and the separate manufacturer material warranty
- Cleanup, magnetic nail sweep and where the skip or dumpster goes
A quote well below the others is telling you something
It is not automatically a bad deal, but it is always worth understanding. The usual explanations are an overlay instead of a tear-off, reused flashing, a cheaper underlayment, ventilation left out, or no permit.
Any of those can be a legitimate choice if you have made it knowingly. None of them is a bargain if you have not.

Can you give me a price over the phone?
No, and you should be wary of anyone who does. Pitch, layers, deck condition, access and material move the number far more than floor area, and none of those can be assessed over the phone. Only the contractor who inspects your roof can price it.
Are the figures on this page your prices?
No. Every figure here is a published market range from a named third party, linked where it appears. Best Vegas Roofer does not set, collect or guarantee prices. We are a free referral service and no money passes through us.
How many quotes should I get?
At least two, ideally three. The main value is not price comparison, it is that reading three scopes side by side is the fastest way to spot the one quietly leaving out the flashing, the ventilation or the underlayment upgrade.
Is a cheaper quote always worse?
Not always, but it is always worth asking what is different. Usually it is an overlay rather than a tear-off, reused flashing, or ventilation left out. Those are fine if you chose them and expensive if you did not.
Does it cost anything to be matched with a roofer?
No. Being matched is free and there is no obligation to hire whoever you are connected with.
