Roof inspection in Las Vegas and Clark County

Pre-purchase, pre-sale, post-storm and end-of-life roof assessments.

Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.

A roof inspection is the cheapest information you can buy about the most expensive part of your building envelope. It is worth having before you buy a valley home, before you list one, after any significant monsoon storm, and any time a roof is old enough that you are guessing about it.

A general home inspection is not the same thing. Home inspectors are generalists who often assess a roof from the ground or from a ladder at the edge, and the standard scope reflects that. A roofing contractor inspecting a roof is a different depth of assessment.

When an inspection pays for itself

These are the moments where not knowing costs materially more than finding out:

  • Before buying a home, where roof age and condition are a genuine negotiating position
  • Before listing, so a roof issue is something you priced rather than something a buyer discovers
  • After a monsoon storm that moved anything visible on the roof or in the garden
  • When a roof reaches the age where its original covering is at or near end of life
  • After any other trade has been on the roof: solar, satellite, air conditioning, pest control
  • When there is a ceiling stain, a musty smell or unexplained damp anywhere in the house
  • Before committing to a coating or repair, so you know the roof is worth the investment
  • Annually on a commercial or multi-unit property, ideally before and after monsoon season

What a proper inspection covers

The roof surface across every elevation rather than the easy one, all penetrations and their flashings, valleys, ridges, hips, edges and terminations, drainage and gutters, and the attic underside where it is safely accessible.

On a tile roof it should include an assessment of the underlayment condition, because that is the layer that actually decides how long the roof has left. On a foam or coated roof it should include the state of the coating.

Ask for photographs. A written report with images of the specific conditions is what makes an inspection useful later, whether you are negotiating a purchase, comparing repair quotes or documenting storm damage.

Be clear about what you are being sold

A free inspection offered by a contractor who then quotes the work is a normal and legitimate part of the trade. It is also, unavoidably, an assessment by someone with an interest in the outcome.

That is fine as long as you treat it accordingly: get the findings in writing with photographs, and if the recommendation is a full replacement, get a second opinion. A contractor confident in their assessment will expect you to.

Who actually does the work

An independent roofing contractor, working under their own Nevada licence and insurance, not Best Vegas Roofer. They inspect your roof, quote you directly, and warrant their own work. Roofing in Nevada falls under contractor licence classification C-15, Roofing and Siding, issued by the Nevada State Contractors Board. (Nevada State Contractors Board, License Classifications)

Before work starts, check them yourself. The Nevada State Contractors Board publishes a free public licence search, so you can confirm a contractor is licensed, check the classification they hold and see their licence status before any work starts. Frequently asked questions

Is a roof inspection included in a home inspection?

A general home inspector will comment on the roof, but the scope is usually limited and often does not involve walking every elevation. On a tile roof in particular, the underlayment condition that decides the roof’s remaining life is not typically assessed. A separate roofing inspection is a different depth.

How often should I have my roof inspected?

Once a year is a reasonable baseline in this climate, and after any significant monsoon storm. Commercial and multi-unit properties benefit from twice yearly, before and after monsoon season.

Can I inspect it myself from the ground?

You can and should look. Binoculars from the garden will show you missing tiles, lifted shingles, debris and obvious gaps. What you cannot see from there is underlayment condition, flashing detail and what the attic side looks like. Please do not get on the roof.

Will an inspection help with an insurance claim?

Documentation from a roofing contractor, with photographs and dates, is useful evidence. It does not decide the claim: your insurer and their adjuster do that, and we play no part in it.
