Roofers in Mountain’s Edge, Las Vegas
A 2000s southwest master plan, almost entirely tile, permitting through the county.
Best Vegas Roofer is a referral service, not a roofing contractor. We connect you with independent local roofing contractors who perform the work under their own licence and insurance. We do not perform roofing work and we do not warrant or guarantee any work performed. There is no charge to be matched.
Mountain’s Edge is a master-planned community in the southwest valley built largely through the 2000s, sitting against the southern mountains. Concrete tile is close to universal and the homes are consistent enough that roofing problems tend to arrive community-wide rather than house by house.
The roofs here are now in the window where the sealant and boot components have aged well past the tile, which is the classic newer-community failure pattern.
Who issues a roofing permit in Mountain’s Edge
Clark County Department of Building and Fire PreventionMountain’s Edge is unincorporated Clark County, so permits go through the county building department rather than the City of Las Vegas. As with the rest of the southwest valley, the Las Vegas mailing address regularly sends people to the wrong department.
Penetrations fail long before tile does
On a roof of this era the tile is generally sound. What has aged is everything rubber and everything sealed: plumbing vent boots, collars around exhaust and equipment penetrations, mastic at flashings, and mortar or closures at ridges.
These are inexpensive repairs when they are caught as maintenance and expensive ones when they are caught as a ceiling stain. A pre-monsoon inspection is the cheapest version of this decision.
Wind off the southern mountains
Sitting against higher ground at the valley edge, Mountain’s Edge roofs see channelled and gusty wind during monsoon activity rather than the more even flow of the central valley.
Ridge and hip caps and perimeter courses are what move. Dust and grit driven along with that wind also accumulates in valleys and drainage, which is worth clearing before the season rather than after.
The climate every Mountain’s Edge roof is working in
- The July average high in Las Vegas is 104.2 degrees Fahrenheit. A dark roof surface in that air runs far hotter still, which is the load that ages a roof here. (NOAA NCEI US Climate Normals, Las Vegas station USW00023169)
- Las Vegas has a normal annual precipitation of just 4.19 inches, which makes it one of the driest cities in the United States. (NOAA NCEI US Climate Normals, Las Vegas station USW00023169)
- July, August and September together bring 0.98 inches of that total, so close to a quarter of the entire year of rain arrives in the three monsoon months, usually in a handful of short violent storms rather than steady rainfall. (NOAA NCEI US Climate Normals, Las Vegas station USW00023169)

Roofers in Spring ValleyMountain’s Edge roofing questions
Does Mountain’s Edge permit through the city or the county?
The county. It is unincorporated Clark County despite the Las Vegas mailing address.
My roof is 18 years old and looks fine. Should I do anything?
Worth an inspection. On a roof that age here the tile is usually sound while the boots, sealants and flashings have aged considerably further, and those are what leak.
Is the wind worse against the mountains?
It is more channelled and gusty than in the central valley, and it carries more grit. Ridge caps and drainage are the two things worth checking after storms.
